Completed in 1994, Yabes South Paseo was conceived as a strategically positioned commercial development designed to capitalize on the growing economic activity within the Central Business District of San Fernando, La Union. Developed for Atty. Rodolfo Yabes and his family, the project was envisioned as a flexible, income-generating commercial center that would provide quality retail and office spaces while contributing to the continued growth of the city's commercial core.

Occupying a prominent urban site, the building was carefully planned to maximize tenant visibility, pedestrian accessibility, and long-term commercial viability. Its location within one of the city's most active business districts allows it to benefit from consistent foot traffic, making it an attractive destination for retailers, professional offices, and service-oriented enterprises. More than three decades after its completion, the development continues to demonstrate the enduring value of thoughtful site selection and practical commercial planning.

The three-story structure was organized around a series of rentable commercial spaces designed to accommodate a diverse mix of tenants.
