This four-level mixed-use residential development was conceived to meet the unique needs of a client residing in New York City while planning for his family's future in Baguio City. Designed and coordinated primarily through email correspondence and digital exchanges, the project demonstrates how thoughtful architectural collaboration can successfully transcend geographic distance.
At street level, a neighborhood mini-mart provides a convenient commercial component that serves the surrounding community while generating additional income for the property. The upper residential levels were carefully planned to balance functionality, efficiency, and long-term value, creating a practical urban development suited to its compact site.
The second floor accommodates rental apartment units designed to maximize comfort and usability within an efficient footprint. Despite their modest size, each unit incorporates essential amenities and intelligent space planning to create a pleasant and practical living environment for tenants.
Occupying the uppermost level is the owner's private family residence. The home features three well-appointed bedrooms, each with its own toilet and bath, ensuring privacy and convenience for family members. An open-plan living and dining area creates a welcoming atmosphere, enhanced by generous windows that bring in natural light and promote cross-ventilation. A cozy bar area adds warmth and character, providing a space for relaxation and family gatherings.
Throughout the design process, regular communication between the owner in New York and the architectural team in Baguio ensured that every major decision reflected the family's aspirations, lifestyle, and long-term goals. The project stands as a successful example of remote architectural collaboration, proving that distance need not be a barrier to achieving a highly personalized and well-executed design solution.
Completed in 2019, the development has fully met the expectations of Mr. James Chan and his family. Although he continues to reside and work in New York City—still considering himself too young for retirement—the completed project remains a source of pride and satisfaction, providing both a comfortable family residence and a valuable income-generating asset in Baguio City.
